JOB SUMMARY

The Painter/Maintenance Technician will maintain the internal and external painting needs for assigned hotels. As well as provide a wide range of facilities maintenance and custodial services.

Candidates should have prior experience painting commercial facilities and parking lots, and be able to perform detailed mid-level technical maintenance in repair of hotels. Maintenance duties must comply with all OSHA standards and regulations as well as government mandates regulating public safety and security.

JOB DUTIES

  • Prepare painting surfaces for finishing using: cleanser, sandpaper, scrapers, brushes, steel wool or sanding machines as necessary.
  • Fill cracks, holes or joints with caulk, plaster or other fillers using caulking guns or putty knives.
  • Remove basic hardware and fixtures such as doorknobs, pictures, lamps electric switch covers etc. prior to painting.
  • Apply primers or sealers to prepare new surfaces for painting.
  • Apply paint, stain, varnish, enamel or other finishes.
  • Removal of old paint by necessary means.
  • Protect structures or surfaces near painting work area to avoid damage using drop cloths, masking tape and or paper etc.
  • Upkeep and maintenance as needed of interior and exterior painted surfaces.
  • Oversee the completion and documentation of maintenance work orders.
  • Perform quality inspections of work performed by outside contractors and vendors, as appropriate.
  • Perform preventive maintenance in guestrooms and common areas. Also work with housekeeping to ensure all guestrooms are "guest-ready."
  • Perform maintenance and repair of all building facilities and systems, including electrical systems, heating, ventilation, and cooling systems, boilers, water and plumbing systems etc.
  • Investigate and troubleshoot problems with facilities and systems throughout the hotel and
  • Requisition as necessary maintenance supplies, equipment parts, materials, tools etc. to General Manager as appropriate and authorized. Manages inventory of items.
  • Maintain records of all maintenance activities and repairs.
  • Keep all interior and exterior areas clean and clear of clutter and trash.
  • Perform exterior cleaning activities periodically such as pressure washing, painting, mopping, and resurfacing.
  • Ensure exceptional customer service to all guests and protects guest privacy and safety when within
  • Maintain a neat, clean and well-groomed appearance. (Specific standards outlined in Associate Handbook).
  • Proactively address unsafe conditions by reporting accidents, injuries, property damage and or loss to the appropriate contact immediately.
  • Demonstrate a strong working knowledge and understanding of building electrical systems, HVAC systems, low pressure boilers, plumbing, and water supply systems.
  • Perform other related duties as assigned.

EDUCATION and EXPERIENCE

  • High school diploma and or any equivalent combination of education, training and experience.
  • Apprentice status or higher in electrical, plumbing or HVAC/mechanical trade preferred but not required.
  • Prior hospitality experience preferred.

SKILLS AND ABILITIES

  • Strong analytical skills
  • Ability to independently evaluate problems, issues, or challenges and implement solutions.
  • Ability to effectively deal with internal and external customers, some of whom will require high levels of patience, tact and diplomacy to defuse intense situations.
  • Ability to read, listen and communicate effectively in English, both verbally and in writing.
  • Basic carpentry, sheet rock, painting, cabinetry, door lock, and hardware skills.
  • Ability to read and interpret technical manuals and mechanical and electrical documents and specifications.
  • Ability to use hand and power tools applicable to tasks.
  • Ability to maintain balance and arm-hand steadiness on flat surfaces as well as when in an elevated position such as on a ladder.

PHYSICAL DEMANDS

  • Lift up to 45 pounds maximum.
  • Regular climbing on step stools and up ladders to access surface work areas.
  • Occasional sitting, twisting, bending, stooping, kneeling, crouching, crawling, reaching,
  • Frequent to constant standing, walking, and using hands to fingers to feel/touch.
  • May occasionally need to perform duties within extreme temperatures.
